What to Do in Your First 30 Days as a New Real Estate Agent

Just because real estate can be a lucrative business doesn’t mean that all real estate agents will succeed in their first year. I’ve been working in real estate for a few years now and based on my experience as a realtor in 2023, I have compiled a list of the top eleven recommendations I make to every new real estate agent coming into the business. My eleven tips will help you succeed as a brand new real estate agent and will get you plugged into your brokerage & brand you as a local market expert so that you can get leads for free and build a foundation for the business you want.

My Real Estate Background

When I started in real estate in 2019 I did what all brokerages recommend: take their in-house new agent training course. I started showing up for the training and felt like it was pretty lame-o. I didn’t feel like it had the kind of out of the box thinking I wanted to get from a brokerage – and this was supposed to be the most technologically forward real estate company in the US at the time!

Most real estate brokerages are into things like door knocking, circle prospecting, sending out postcards, holding open houses, writing down a list of your closest friends/family & contacts and adding them to your database. As a new realtor, these things can and do work – and they are a good way to meet people, put your name out there in the area you live in. These old school real estate marketing practices do have a purpose when it comes to marketing yourself as a realtor, but there is a broader way to reach people as a new real estate agent where you don’t have to engage in immense amounts of hours of hands-on prospecting.

From my experience as an newer agent, the best decision I made was to go all in on free online marketing to build my pipeline of leads. Building an online brand will work for you 24/7 even when you are asleep. I get most of my leads at night when I am asleep. People find my Youtube Channel, Instagram, or Facebook Groups and contact me directly from there.

What you will need to do as a new real estate agent is be proactive and take the lead for yourself. Follow my suggestions 100% and stay committed to the path of least resistance when it comes to growing your business- which is building an online brand as a new real estate agent to generate leads.

New Real Estate Agent Checklist

In the video I put on my Youtube Channel, I outline the things I think a new realtor should do in their first 30 day. In case you don’t have time to watch, I’ll recap here.

  • Make a local market Youtube Channel – start making videos about the town you live in, pros and cons of local towns, moving to your town, relocating to your town, homes for sale in your town, etc. Have your Youtube Channel be named after the town you live in “Moving to Des Moines” or something like that – Mine is Living in the Hudson Valley. I get leads from my Youtube Channel weekly.
  • Start Facebook Groups where you are specifically addressing the home selling, home buying and rental needs of the area you live in. Set yourself up to get free leads and also share listings via KVCore that way. You’ll get people who need your services as a realtor for sure. See my local Facebook real estate group here
  • Set up a brand new Real Estate Instagram profile for yourself and put keywords about your local market in it… ie Des Moines if you live and work there.
  • Plug-in to all of your brokerages training. Even if it’s lame-o you will learn how to be a better realtor and work with clients. You’ll get to know the agents in your brokerage and may be able to host open houses for them.
  • Schedule showings for homes that are on the market even if you don’t have a client to see them with. You’ll get used to walking through homes, seeing their pros and cons and it will make you a more knowledgeable realtor if you focus on specific price points.
  • Go to Open Houses in your area. See more homes whenever possible!
  • Pick up some of your real estate company’s swag. Go to the gym, coffee shop, etc. wearing or using the swag. You may be able to open up some conversations because of it.
  • Get a mentor – at eXp Realty, if you are a new agent you get assigned a mentor for your first 3 transactions.
  • Use KVCore and upload your leads. Put them all on drip campaigns so they start getting homes sent to their inbox.
  • Update all your social media to reflect that you are a new realtor. Facebook personal page, Facebook business page, Instagram, Linkedin, etc. All of it!
