Dutchess County Real Estate Single Family Homes:
Single Family homes in Dutchess County saw a 19% DECREASE in available inventory which is driving home prices higher due to supply vs demand. Not enough homes on the market makes the Dutchess County housing market a lot more competitive and advantageous for sellers.
Dutchess County Real Estate Townhomes and Condos:
Attached Units saw a 44% DECREASE in available inventory July 2022 vs July 2021.
Dutchess County Real Estate Home Prices:
Single Family Home AVERAGE Home Prices July 2021 vs July 2022 = 7.5% INCREASE
July 2021 = $486,094
July 2022 = $522,668 * Please note I said 35-40% increase when I meant to say a $ amount increase, not percentage increase…. oopsie – thanks for understanding….
Condos & Townhomes (Attached Homes) AVERAGE Home Prices July 2021 vs July 2022 = 1.3% INCREASE
July 2021 = $284,254
July 2022 = 287,946
Houses for Sale in Dutchess County, NY
Overall, the market is still WONKY! Yes, wonky… it may take a year or two for the inventory levels to even out.
The sales were off the charts over the past couple of years due to covid driving people out of the city and into the suburbs … either replacing their condo or apartment in NYC for a home in the bucolic countryside of Dutchess County.
Real estate has been “weird” according to the experts and may take a while to get back to normal inventory levels of about 6 months supply vs 1-2 months of supply or less.
