We all scroll through the real estate websites looking at homes… Saturday Night Live had a hilarious video (watch here) about Zillow a couple of years ago that made me blush…. But it was an accurate depiction of how people search for homes… the reality of it isn’t as sexy.
Scrolling through Zillow is the fun part – seeing the home in person is the gritty reality.
Professional photos are not intended to bait & switch, but the photos usually look soooo good, you know something has to be wrong when you get there.
When you get to the home, you didn’t see that it was next to a gas station on a super busy road on the worst corner in town… or that the basement walls which look beautifully painted in the photos are hiding cracks, gaps, moisture and mildew – or that the rooms are half the size as the wide-angle lens made them look.
My job as a realtor is to help you see things you might not if you are not familiar with the area and moving to the Hudson Valley from out of town.
Buying a Home in the Hudson Valley as a LGBTQ+ Person
In this part of New York state, the process is so different than other parts of NY or even the rest of the country.
- Did you know you need to hire an attorney to manage the contract process?
- Did you know that once you have an accepted offer, you still haven’t put any money down and the seller can sell the house out from under you if they get a better offer?
- Did you know that you may need to get a septic, water and radon test in addition to a general home inspection?
- Did you know that some homes are being sold “As-is” and may not negotiate inspections at all? You can still “have” an inspection, but it would be for informational purposes only.
You may not know how the process works, but I do!
Buying, selling & moving are huge tasks – each one by itself… roll them into one package, and it’s a recipe for an emotional roller coaster!
Unless you are strictly an investor looking at a home sale as a business transaction, or pragmatically, as a way to build wealth – you are likely buying a home because you want someplace to call home. A place you can go to feel safe, secure and settled.

Fair Housing laws do require that all agents treat all clients without bias or discrimination. That’s a great way to work! Bias and discrimination have no place in the world, especially when it comes to housing.

It’s important and affirming to work with someone who understands the importance of pronouns and gender.

Here’s my back-story: In 1988 I was married, to a guy, and divorced a few years later – and have been lesbian/queer since. I know what it’s like to experience a gamut of experiences as an out woman and family structures.
